- Exclusive of all Dues, association dues, Monthly High Speed Internet fee, land line phone service fees , Electricity and Water fees/charges, and NDD/IDD phone call toll charges, Cable TV fees/charges.
- Minimum 6 months lease contract
- 1 months security deposit, 1 month advanced payment. 5 Post-dated checks
- Security Deposit will be returned on or before 15 days after the move out date.


Accommodations are good for 2 adults and children under the age of 12 years are free of charge with a maximum of 3 adults per room. 

Terms and conditions for Short Term Stay:
1) Any person aged 12 years or older will be considered an adult. Extra person Will be charged 888 pesos per night accordingly.
2) On extra beds request, only portable folding beds or sofa beds could be provided due to difficulty in transporting a single sized bed. please give me at least 24 hours lead time to prepare and arrange. Extra charge of 888 php per night.
3) House keeping service is scheduled at 2pm unless in certain situations that will require immediate room attendance.
4) Short term rates are inclusive of all utility charges, association dues, fees, government taxes, etc.
5) Reservations/bookings will require a fax or scan/email copy of a valid ID and advanced payment of 50% of the total price based on the total nights of stay indicated on the reservation email letter to confirm booking.
6) Full payment of the remaining 50% balance and a security deposit equivalent to the same amount is required upon arrival before checking in. 
7) Full amount of the Security Deposit will be returned to the registered guest upon completion of the check-out process.
8) Cash basis or via Paypal or via Bank money transfer/deposit and can be settled in either Philippine pesos (Php), U.S. Dollars (USD), Japanese YEN (JPY), Singapore Dollars (SGD), Korean Won (KRW), Hong Kong Dollars (HKD) or Chinese Yuan (RMB). If payment is made with Foreign currency other than Philippine pesos, exchange rate will be based on current real-time USD to Php forex rates.
9)  Check in time is at 3pm check out time is at 1pm. 
10) Early Check in or Late Check out requests can be accommodated depending on occupancy schedule and unit availability.
11) The security deposit amount may be deducted if any charges will be applied to the final bill of the guest resulting from any destruction or alteration of property within the unit or the building property. Cost will be determined by the market value of the property at the time of destruction or alteration. The same will be applied for lost or missing property items. In the event that the security deposit amount is insufficient for compensation, the registered guest agrees to settle the remainder in cash.
